Residential Lettings

please contact our office to arrange a viewing.
Our WEBSITE is updated daily so if you unable to locate a property
that meets your specifications, please try again or register your details on our
mailing list, by clicking on the REGISTER button below.
Once you have found a suitable property, you with need to contact
our office on 023 8033 7884 to confirm your interest, prior to visiting our office
at 30 London Road, Southampton (opening hours 9am - 6pm Monday - Friday, 9am -
4pm Saturday) to pay a holding deposit and to complete the relevant paperwork.
Our FEE and REQUIREMENT structure is set out below
FEES:
AGENCY FEE PAYABLE - ONLY £120 + VAT PER PERSON - WHICH
INCLUDES REFERENCING, CONTRACTS & INVENTORY
NO HIDDEN MOVE IN COSTS
(AGENCY FEES APPLIES TO BOTH TENANTS AND GUARANTORS).
THE FEE IS USED ALSO AS A HOLDING DEPOSIT AND IS NON-REFUNDABLE.

£120.00+vat in CASH as initial fee, including the first

£120.00+vat in CASH for each additional Tenant
£120.00+vat in CASH for each guarantor required (Guarantors are free of charge
for students)
All persons over the age of 18 must be named on the tenancy and therefore must
pay this fee.
Our agency fees are NON REFUNDABLE should you decide to withdraw
or fail to meet the minimum criteria i.e. satisfactory references (see Referencing
Section for more details).
The agency fees will only be returned if the Landlord decides to change his/her
mind through no fault of yours.
Our agency fees include your application, administration, reference and credit
checks and agreement. There are no additional or hidden move-in costs. Our fees
will not be offset against your security deposit or rent.
Our fees do not guarantee you the property, neither do they constitute or offer
a tenancy.
Should you require a second viewing of the property a call-out charge of £25.00
+VAT will be payable.

APPLICATION/ REFERENCING |
All tenants must be over the age of 18 unless dependants.
The referencing application forms must be returned within 24 hours.
We will take up references via an agency on behalf of our client, he Landlord,
which may include an employers’/accountants’ reference, a Landlords’
reference and a credit reference.
Your must be in full time employment , earning at least 2.5 times the monthly
rent, otherwise a guarantor may be required. Your application may be refused if
you have adverse credit history i.e. CCJs etc.
It may be necessary to obtain a guarantor. This could be a parent, guardian or
friend. As a guide, a guarantor must meet the following criteria: over the age
of 25, a homeowner, earnings must exceed the rent by at least 3 times, no adverse
credit history and must be a UK resident. A guarantor must be referenced, credit
checked and will be required to sign a guarantor agreement.
Applications usually take 1-2 weeks to be processed. As soon as we have the result,
we will contact the applicant.
